You are interested in renting a house that you have viewed
As soon as you let us know you are interested in renting a house you have viewed, we will draw up the contract between you and the owner. After signing the contract, you make the first payment and we hand over the keys to you.

The first payment in advance:
The initial payment must always be paid in advance. This payment usually amounts to 4 times the price of the monthly rent.

The deposit is included in this amount and because this deposit might vary per owner, the first payment may differ. Nevertheless, for 90% of all properties, it is 4 times the price of the monthly rent.

The first payment is divided as follows:

  • 1 x a month rent in advance
    This is the monthly rent that you will have to pay for the house and must be paid in advance.
  • 1x commission
    This is our commission. We only charge this amount and nothing more. Even if we used our partner network to find you a house. We will share this commission with the other agency, so there are no additional costs for you.
  • 2x deposit
    Most homeowners ask for a deposit. This deposit is an insurance for the owner in case of damage. After expiration of your rental period, it will be checked whether there is any damage to the house and / or household effects. If everything is in order, this amount will be refunded to you. If there is (demonstrable) damage due to your actions, this damage will be deducted from the deposit. In that case, we will make sure everything runs smoothly.

Example of a standard situation: 
You rent a property for € 600 per month with effect from the 1st of January, then you will have to pay in advance the following:

1x rent for the whole month of January:   € 600,-
1x commission € 600,-
2x deposit (refundable )  €1200,-
--------------------------------------------------------------
Total to be paid in advance:   € 2400,

The next payment will then be on the 1st of February for the monthly rent of February, etc. etc..

You are looking for a house here in Spain, but you are currently staying in another country
This is a common situation and we have suitable solutions for this. You have two options:

  • You can reserve the house online
  • You can come to Spain first and view the house before you make a final decision.


After you let us know what you are looking for exactly, we will send you information and pictures of available properties. If there are one or more properties that meet your requirements, we have the following options:

1) Online reservation:
If you are not completely convinced yet, we can make a video of the property, so you can get a better impression of the house and its surroundings. Once you agree to rent the property, we can send you the contract via email. You then sign it and send it back to us together with the requested documents. Also, you will have to make a transfer to our bank for the agreed reservation price. As soon as you arrive in Spain we will welcome you and hand you the keys to your new home. .

2) Come to Spain to view the properties
You can also come to Spain to view the properties before making a decision.

We can help you by arranging a place to stay for the days that you are visiting, and we can also pick you up and bring you to and from the airport. For both the place to stay and transfer from and to the airport, we will charge the minimum costs.

As soon as you decide to rent a certain property, we will draw up a contract and the rent starts at this point and the corresponding costs must be paid..

How soon can you start living in your new home?
Normally when you want to rent a house this can be handled immediately. We draw up the contract and as soon it is signed with the right documents and payment, the house is yours. This can go fairly quickly. If everything is in order and runs smoothly it is possible to call us in the morning for an appointment of viewing and be in possession of the keys in the afternoon.

What are our conditions to rent a property?
The conditions can vary per owner. In general, the most important part is being able to demonstrate that you can actually pay the rent for the agreed rental period. We, therefore, ask for proof of your income. These can be payslips or proof of retirement or benefit. If, for whatever reason, you cannot give us this proof, a suitable solution can often be offered, such as paying the rental amount in advance for half a year or a full year..

In addition, we ask for a copy of your ID and an NIE-number (identification number for foreigners). You also need to have a Spanish bank account. If you are not already in possession of an NIE-number and/or bank account, we can help you with this too.

It can also happen that an owner is looking for a particular kind of tenant for his property. Often this means older or quiet people, especially no children or pets. To show the owner (beforehand) that we have found the right tenant, we might ask you for a picture of yourself and your family. This often creates trust and a better chance that the owner accepts you as a tenant.
